Cat B is the tenant's fit out: everything added to a landlord's Cat A shell to make it an office for a specific business. Partitions, meeting rooms, tea points, branding, lighting design, furniture, data cabling, audio visual and the finishes that make it feel like yours. It is where almost all occupier budget goes and where the difference between contractors is most visible.
Every company on this page lists Cat B fit out as a service. They range from boutique studios that will do a 2,000 sq ft Cat B for a scale up to enterprise contractors delivering 100,000 sq ft headquarters.
Included: internal partitions and doors, meeting rooms and phone booths, kitchens and tea points, floor finishes over the raised floor, feature ceilings and lighting, small power and data, AV and access control, joinery, branding and furniture. Not included: the base build M&E, the raised floor itself, fire detection to the landlord's spec, lifts, WCs and the building's own systems. Those are Cat A and belong to the landlord.
